Our marketing begins before your home ever goes on the market. We help you prepare the property, arrange and pay for professional real estate photography, create strong online exposure, promote the listing through our social media and direct marketing, reach out to other real estate agents, and continue marketing and monitoring the property after it goes live.
Not every home needs the exact same marketing extras, so things like drone photography and video may vary depending on the property. But the overall approach is the same:

Some of the most important work we do happens before buyers ever see your home online.
We'll walk through the property with you and help you look at it from a buyer's perspective.
That may include discussing:

We don't want you spending money unnecessarily or trying to figure everything out on your own.

Every home we list receives professional real estate photography, paid for by Team Martin.
We believe the way your home appears online matters too much to treat photography as an afterthought.
For many buyers, those photographs will be their first introduction to your property. They may decide whether they want to learn more or schedule a showing based largely on what they see online.
That's why professional photography is part of our marketing plan for every listing—not an upgrade or something reserved only for certain homes.
Depending on the property and our marketing plan, we may also incorporate drone photography or video. We're also happy to discuss those options with our sellers when we're planning the listing.
Every listing receives a dedicated property website created specifically for that home through our professional photography service.
Your home has its own online destination where someone can view the property and its information without having to search through an entire real estate website to find it.
Each property website also has its own unique QR code.
We place that QR code on the yard sign so someone who sees your home while driving or walking through the area can simply scan it with their phone and go directly to your property's website.
Your property is entered into the MLS with its professional photographs, details, features, and other appropriate listing information.
From there, MLS listing data is distributed to major real estate websites and other participating sites where buyers search for homes.
Your listing is also displayed on both the Team Martin website and the Waters Edge Realty website.
In addition to its dedicated property website, this gives your home exposure across multiple online channels rather than relying on buyers to find it in only one place.
Facebook is an important part of our marketing, and we use the audience we've built there to help promote our listings.
We don't simply announce a new listing once and then forget about it.
Throughout the listing, our Facebook marketing may include:

Individual property features
Featured Listing posts
Open House promotion
Price change announcements
Additional listing reminders and features
Under Contract updates
We promote listings through our Facebook presence, including our business and personal pages and appropriate Facebook groups.
We also use paid Facebook promotion to help expand the reach of our listing content.
The goal is to continue creating opportunities for people to see your property rather than relying solely on its initial launch.
Buyers aren't the only audience we want to reach.
Other real estate agents may be working with buyers who are looking for exactly what your home offers.
We send emails to real estate agents announcing our listings, and we continue communicating important updates such as price changes and other significant listing information.
As part of Waters Edge Realty, we also have opportunities to expose your property to agents within our own company.
Waters Edge holds caravan days, which give agents an opportunity to tour listings and become familiar with the properties.
We can also hold a broker open, providing another opportunity for real estate professionals to see your home.
Getting agents through the property can be valuable because even if the home isn't right for one of their buyers today, they'll have firsthand knowledge of it when talking with clients.
When we list your home, we mail Just Listed flyers to surrounding neighbors.
Why market your home to people who already live nearby?
Because homeowners often know someone who would like to live close to them—a friend, relative, coworker, or someone else they know.
Neighbor marketing makes sure people already connected to the area know that your home is available and gives them an easy opportunity to share it with someone they know.
When permitted, we'll place a Waters Edge Realty yard sign at your property.
But we don't want the sign to provide only a name and phone number.
Your property's unique Scan Me QR code gives someone standing in front of the home immediate access to its dedicated property website.
Instead of having to remember the address and search for the listing later, they can scan the code and begin looking at the home and its information right away.
If you'd like us to hold an open house, we're happy to do that.
Open houses provide another opportunity to expose your property to potential buyers and allow people to tour the home during a designated time.
We don't believe every seller has to hold an open house, so we'll discuss this with you and decide whether you would like open houses to be part of your marketing plan.
Not every home should be marketed exactly the same way.
A home's location, land, setting, views, features, price point, and other characteristics may create opportunities to showcase it differently.
That's where additional visual marketing such as drone photography or video may make sense.
Rather than automatically using the exact same extras for every property, we look at the individual home and discuss what may help us showcase its particular features.
We don't believe marketing is something we complete on the first day and then simply wait.
As your listing progresses, we pay attention to activity and continue communicating with you.
Agents who show your property are sent a feedback request, giving us an opportunity to learn how buyers are responding to the home when feedback is provided.
We also try to stay in communication with our sellers weekly so we can talk about activity, feedback, changes in the market, and anything else we should be considering.
We continue promoting the home as opportunities arise, and your property may also be featured through additional Team Martin marketing, including our newsletter.
Professional photography, online exposure, social media, mailers, and advertising can generate interest.
But when that interest turns into a phone call, message, or question, someone needs to respond.
We make responsiveness a priority.
When real estate agents or prospective buyers contact us about one of our listings, we want to be available to answer questions, provide information, and help make it easy for them to take the next step toward seeing the property.
